We've been shopping for awhile and kid has found some property in Oklahoma she is very interested in - 257 acres. Going to take a look. It is pretty place from the pictures and I can visit without having to live on it. Might put a little cabin out there for retreats for me and some of my writing friends. We usually go to a different place in Oklahoma across from Arbuckle Wilderness Park where geese fly overhead, deer pass through the backyard, and we can hear the lions across the street roaring in the middle of the night. Anyway, it is pretty reasonably priced for the amount of acreage and location and the kid could do well there with good land management practices.

Wish me luck and that a) if it is a bad deal, I don't put down the cash and sign on the dotted line and b) if it is a good deal, I do.

Don't get excited, it's Oklahoma, they can't give that shitty land away. The only reason Texas doesn't sink into the Gulf of Mexico is that Oklahoma sucks and shit floats.

Prices in SoFla are crazy.

But still, I imagine 250 acres is a hefty amount of money.

In Oklahoma not so much. I haven't researched it in many years, but all jokes aside there was a time when they were begging people to pick up large tracts of rural land in AZ NM and OK, mainly because it's a lot of scrubland. Everyone wants to go where you are; same with NY and Choice parts of Cali (although the economy may have jacked them up pretty good.) It's all about location.

True "just missed out" story: back in the seventies my family had an opportunity to basically buy up a whole chunk of rural mountain property outside Central City Colorado from a buddy of my old man who was up against it. We spent a lot of time up there that summer and whenever we were in the state, and the guy thought we could take over his dude ranch thing. Pop turned him down because he didn't want to spend the money putting down roots and there was no "action" in hickville Colorado. Degenerate gambler.

Short version: we passed on it and went west; dude sold his land elsewhere for a pittance; Central City built casinos; rich people came; property values exploded all around there including the land we passed up.

I don't think this particular piece of property will be up for major development anytime soon. However, with good land management practices, it will pay for itself and provide some income.
