I do not understand Chinese or Spanish for that matter. You'd think I would living in CA but the Mexicans talk too fast.

You're friend sounds like kind of a dumb bitch. When it involves housing, or real estate always get it in writing. A leasehold is the only valid thing, whatever the intentions of the landlord.
